Dit complex zal uit 4 stadswoningen en circa 19 appartementen bestaan. IJgen Thuis wordt in mede-opdrachtgeverschap ontwikkeld met de toekomstige bewoners. Bij een eiland hoort een gevoel van vrijheid, van ruimte en van mogelijkheden. En dat is precies wat IJgen Thuis biedt; eindelijk ruimte om zelf mee te denken over hoe je wilt wonen. Richtprijzen
De prijzen van de afzonderlijke units waaruit je je woning kunt samenstellen zijn vooralsnog richtprijzen. De richtprijzen van de mogelijke appartementen en maisonnettes lopen uiteen van circa € 311.288 v.o.n. voor 50 m2 tot circa € 965.000 v.o.n. op basis van een indexcanon voor 140 m2. Bedragen worden nog geïndexeerd.

IJgen Thuis
Op Centrumeiland worden van de totaal 1500 huizen ruim 1000 gebouwd perfect op maat in samenspraak met de bewoners. Wij mogen daar samen met jullie een complex met 23 woningen maken aan het Srefidensiplein, op het mooiste hoekje: IJgen Thuis. Dit complex bestaat uit 4 stadswoningen en circa 19 appartementen. De voordeur van de vier woningen ligt direct aan het bomen carré, aan de zuidoostzijde. De appartementen hebben hun voordeur aan het zonnige terras aan de zuidwest zijde.
Je komt thuis op een fijne plek in een blurringzone waar Olf aan de linkerkant een fijn restaurantje “Ol-IJ-f” heeft. In de ochtend geniet je daar van een koffie met croissant terwijl je de echte krant leest. In de avond eet je er een hapje, voor als je geen zin hebt om zelf te koken. Of om er gezellig met je buren te eten. Aan de rechterkant is de lounge waar we met jullie en Olf willen bedenken hoe we die gaan inrichten.
Of misschien komt er wel een fitness center. Genoeg om samen over na te denken.

Maatpak
We maken met jou je eigen plek, of je nu een loft zoekt van 50 vierkante meter of een herenhuis van 200 vierkante meter. Zo vormen we vanzelf een community van jong tot oud, voor ieder individu of gezin. Er is plek voor een huis met een tuin, een studio met frans balkon, een appartement met grote buitenruimte of een penthouse met dakterras.

Inspiratie
Je kunt een basis appartement kiezen van circa 75 tot 100 m2 op een van de verdiepingen of misschien wel de bovenste. Je kunt daarbij gaan voor meer vierkante meters binnen of juist ietsje minder ten gunste van een groot balkon. Maar wellicht woon je liever in een maisonnette met veel slaapkamers. Of zoek je veel licht en ruimte en kies je voor een vide. En ook die maisonnette kun je weer zo groot maken als past. Op de projectsite IJgenthuis.red kun je inspiratie opdoen en je woning al in grote lijnen zelf samenstellen.

Stappenplan
Wij zijn een van de vijf teams die de gemeente Amsterdam mag overtuigen dat wij met de leukste mensen het beste en mooiste plan gaan maken. Dus we hebben jullie nodig om samen deze wedstrijd te winnen. Daar willen we graag je input over allerhande ontwerpkeuzes horen. Want je kunt dan meedenken over de architectuur stijl - warm in hout, origineel metselwerk, spelen met kleur of stoer en eigentijds in beton met glas. Je kunt ook meebeslissen over de invulling van de tuin. Wil je daar een speeltuin, zwembad, rozentuin of tuinkas? En dan de gemeenschappelijke lounge. Daar kun je kiezen voor een bibliotheek, bioscoop, liever toch een biljart of een zogenaamde wasbar. Tot slot vragen we je ook naar je ideeën over mobiliteit; geen enkele mogelijk tot parkeren en dus een grotere tuin, een aantal deelauto's of parkeerplaatsen met dubbelrek. We gaan in op de mogelijkheden en de consequenties van keuzes. Kortom; we gaan samen ontwerpen. Op 29 november dienen we ons plan in bij de gemeente; het beste en mooiste plan met de leukste mensen!

On Centrumeiland, over 1,000 of the total of 1,500 houses are being built in consultation with the residents. Together with you, we can make a complex with 23 houses on Srefidentieplein, on the most beautiful corner: IJgen Thuis. IJgen Thuis consists of four town houses and about 19 apartments. The front door of the four houses is directly on the square of trees, on the south-east side. The apartments have their front door on the sunny terrace on the south-west side.

You come home to a fine spot in a blurring zone where Olf has a fine restaurant "Ol-IJ-f" on the left. In the morning, you enjoy a coffee and croissant while reading the newspapers. In the evening, you can grab a bite, when you don't feel like cooking. Or to socialise there with your neighbours. To the right is the lounge. And also the lounge is a place to develop together. Or maybe there will be a fitness centre. Plenty to think about together.

Tailor-made
We create your own place together with you, whether you are looking for a 50-square-metre loft or a 200-square-metre townhouse. Thus, we automatically form a community from young to old, for each individual or family. There is room for a house with a garden, a studio with a French balcony, a flat with large outdoor space or a penthouse with a roof terrace.

Inspiration
You can choose a basic apartment of around 50 to 100 square metres on one of the floors or the top floor. You can go for more square metres inside or a little less in favour of a large balcony. But maybe you prefer to live in a maisonette with lots of bedrooms. Or you prefer lots of light and space and opt for a loft. And even that maisonette can be made as big as it fits. Price level
The prices of the individual units from which you can compose your home are as yet guide prices. The guide price for given apartments and maisonnettes are from approximately € 311,288 v.o.n. up to € 965,000 v.o.n. based on the payment of an index ground rent. The guide prices including redemption of perpetual ground lease are from approximately € 365,000 v.o.n. up to € 1,115,000 v.o.n. Amounts will be indexed.

Roadmap
We are one of the five teams to convince the municipality of Amsterdam that we are going to make the best and most beautiful plan with the nicest people. So we need you to win this competition together. There, we would like to have your input on all kinds of design amnd development choices. We’ll ask you to think about the architectural style - warm in wood, original brickwork, playing with colour or tough and contemporary in concrete with glass. You can also help decide on how to fill in the garden. Do you prefer to have a playground, a swimming pool, rose garden or greenhouse? For the communal lounge, you can choose from a library, a cinema, perhaps you prefer a billiards or a so-called laundry bar. Finally, we also ask you about your ideas on mobility; no parking at all and therefore a larger garden, some shared cars or double rack parking spaces. We will discuss the possibilities and consequences of choices. In short; we will design together. On 29 November we will submit our plan to the municipality; the best and most beautiful plan with the nicest people!
