With tram and bus stops just around the corner, a 25-minute bike ride to Dam Square, and the A10 ring road practically at your doorstep, the/suites offers you total freedom.

Sleep at the front, next to your private green balcony, or on the side facing the wooden arcade and the inner courtyard—where your outdoor table awaits for a coffee with neighbors. Or check out what’s happening in the glass house in one of the three rooftop gardens. The rooftop garden on the corner tower offers views across the city.

Yes, you heard that right: every Suite has outdoor space on both sides with room for a small seating area. So besides your 30 m² of indoor space, you also get extra outdoor space. Who else can say they have two balconies and access to three rooftop gardens?

Each apartment is also nearly energy-neutral (BENG), meaning your energy bills stay as low as possible.

A Building That Breathes Life
the/suites is a vibrant residential building where architecture and greenery are seamlessly integrated. Bold and urban on the outside, warm and welcoming inside. The mix of wood and brick gives the building a friendly character, rich in detail. The brick façade, decorative elements, and plinths nod to the classic architecture of historic Amsterdam. The/suites offers:

• 58 suites on floors 2 through 6
• Approx. 30 m² of living space, with 1 or 2 rooms
• Private outdoor spaces and multiple green rooftop gardens
• Perpetual leasehold applies (based on 2016 General Provisions from the Municipality of Amsterdam), with an option for annual ground rent
• No parking spots available and no street parking permits issued
• Municipal owner-occupancy requirement applies: homes may only be occupied by the owner. Some exceptions are allowed, such as renting to a first-degree family member (e.g., partner or child)
• Construction started in Q1 2025

A City Island Within the Ring Road
The Sluisbuurt is located on the western tip of Zeeburgereiland—a green, water-rich urban island within Amsterdam’s ring road. Surrounded by the waters of the IJ, the Amsterdam-Rhine Canal, and the Inner and Outer IJ, it offers a unique city island feel.

The Sluisbuurt is the most urban part of the island, situated directly by the Oranjesluizen and the Binnen-IJ. Its skyline of high-rises will be visible from far outside Amsterdam. Fittingly, the working title of the neighborhood was “Vancouver on the IJ.”

Most of the island’s amenities—shops, restaurants, and cafés—can be found in the Sluisbuurt, around the Waterplein and along the main street. The new heart of the island will be Zeeburgerplein, at the intersection of Zuiderzeeweg and IJburglaan. Right along this vibrant main street, you’ll find the/suites.
